With a median build year of 1980, East Bernard has a lot of doors running on extension springs mounted along the horizontal track rather than the torsion-spring-over-the-door setup that became common in newer construction. Extension spring systems fail differently - they don't just lose tension, the springs themselves stretch and the safety cables (if they were ever added) are often missing entirely on an original install. We also see galvanized steel panels from this era that have held up fine structurally but have hardware - rollers, hinges, center support brackets - that's original and simply worn out. The moderate heat load in this area doesn't crack panels the way a harsher climate might, but it does dry out lubrication fast, so a door that was fine in spring can start grinding by August. None of this means the door needs replacing. Most of what we find on these 1980-era doors is fixable with parts, not a full swap.
